Encourage them to be open minded.
Inventory is still at a historic low. Your clients’ “perfect home” is likely going to see competition drive up prices. Coach them to be open to compromise and, whether it’s light cosmetic changes or a different area, identify what they’re willing to flex on.
Get them pre-approved.
Let your buyers know how important it is to be ready to act when it’s time to make an offer. Pre-approval could be the difference between landing their perfect home or being left in the dust once the paperwork is finalized.
Don’t sweat the small stuff.
Urge your clients to be realistic about what to address from a home inspection. Finding major structure issues may give them some negotiating power, but don’t bank on it. Overlooking smaller issues like overgrown bushes or faulty window seals will keep them in the game.
Be realistic about price and the bidding process.
You’ve probably already had frustrating experiences with the reverse pricing and “bargain basement” strategies used to drive up prices. As you know, if the cost is too good to be true, it probably is. Be upfront with your buyers and prepare them for this on the front end.
